Can you BRRR a home into an assisted living facility?

I found a couple properties that have been or could be renovated into 7+ bedroom homes designed to be assisted living facilities.  With the average resident paying $4k+ per month per bedroom I can see a huge upside to these types of properties.  Obviously there are costs of operating this type of business, so I would love to hear from any of you that have done anything like this before.
