Rent stabalized units

I only six family unit in Yonkers New York with five occupied apartments and I’m living in one. One out of the five is rent control and the other for his rent stabilizer. If anybody can help me work my way around this messy situation it would be much appreciated. I would really love to maximize my full potential of this unit. People keep telling me to sell the property but I really feel like it has high potential for the simple fact that it’s a up-and-coming area and property value is skyrocketing around my area I’ve seen on Zillow and every other real estate market website. I average about 1100 right but each apartment can go well over 2000 easily. I need help guys please!
