A stupid Landlord Mistake
With winter here I thought it would be a good idea to buy a snowblower for my rental home. In the lease it states that the tenant is responsible for snow removal, but I thought I would buy the snowblower. I had the tenant sign an addendum with the snowblower added to lease.
Well within one week the snowblower was gone. Stollen from the garage he said. So I told him he owes me $127.00 for the snowblower. I then gave him the name and number of a man who does plowing for $20 which is his responsibility.
My question is what does everyone here do for single homes regarding snow removal?

Snow removal is a tenant responsibility, unless you've specifically stated otherwise. In this case, you provided him with a tool to help with the task. Just because the tool goes missing doesn't mean his responsibility disappears along with it. If the blower is missing or non-functional, he can pick up a shovel.
The fact that he played this "joke" on you is very, very shady. I would get rid of this guy as soon as legally possible.
