You've gotten some solid advice here...I hope you'll consider this as well:  a tenant doesn't get to hold you hostage.  Never. Ever. You don't wait on them to respond.  You give your state's proper notice and go.  They don't pay rent, there's nothing to talk about.  No need to call or text you back. Send them a Notice To Quit - giving them 3 to 5 days (whatever it is in your state) to cure the rent default or you'll be either evicting them (when the moratorium is up) or suing them for unpaid rent.  It's amazing how a respectful but decisive action keeps you in control - and removes it from the tenant.

Know your state Landlord-Tenant Laws; it's online...go get it.
