Tenants locked themselves out at 10 pm
Got a call last night from tenants that they locked out at 10 pm. Luckily 30 mins away so could go. We have a fee for this in the lease but how do you cover for this in the lease ? What if i am not around who pays for the locksmith charges? I read some old posts where folks have suggested using non locking door knobs is that something tenants like ? It is multi unit so can’t use a lockbox for these cases.

In my lease, I have it that if they lock themselves out during normal business hours they can call me and I’ll let them in for a fee. If it’s not normal business hours (nights, weekends) they have to call a locksmith and cover the cost themselves.
