Damaged Clothing in Broken Dryer

Ryan Brunt
Posted

I had a broken dryer in a unit that caused some burning to clothes.  Had the the dryer fixed which took about three weeks. After that was done, I told my tenants that I would credit their rent for money spent on laundry since it was out of use.  They said their was damage to their clothes and would like to be reimbursed for that.  I asked for an itemized list, which they sent and has 36 items on it two of which is bedding.  Which means this is multiple loads. Some of the items are lululemon which say specifically not to dry.  All in all the total is 1095$.  I figure that I am responsible for some of the costs here but was wondering if anyone had any ideas on how to handle this.

How is this the LL responsibility?

Unless you are negligent, this is not something that you can predict or control..... its out of your control when an appliance malfunctions and there are damages. You are not an insurance company......

As the LL, I'm not paying for any of this unless I had some role in creating it...... like there were issues with the dryer that I kept ignoring or putting a "band aid" on and it finally blew up in my face for cutting corners.....

I'm not paying for ANY of this......... I replace the dryer and the tenant is otherwise on their own.....
