Commercial property upgrades

Hey BP,

First timer here. Just getting into commercial property with a few properties. One of my better tenants offered to “go in with me” to redo the floor and painting of their unit. My lease doesn’t say I need to fund a upgrade of their unit.  They are an excellent long term tenant and I could probably keep them their longer and have more say so about the remodel, but here’s the question.  Doesn’t the owner of the commercial property typically not contribute to these type upgrades. I’ve reroofed and painted the outside and all three tenants seem very happy with the progress, but if I start this it might snowball I’m afraid.  Thanks in advance for any help on this issue
