Duplex altercation involving police
I am new to being a landlord of a duplex and an unsure how to handle this issue. One of my tenants called me because the tenant of the other unit is constantly arguing with her significant other and has had the police called to the apartment a couple times now by surrounding neighbors. The other tenant who has contacted me lives with her children and doesn't want them to be subject to the other tenants arguing. Any advice on how to handle this situation would be appreciated. Thank you

Hey @Frank Mwaisaka, as @John Erlanger mentioned, quiet enjoyment does not need to be in your lease. Most states cover it as a part of their General statutes. Try typing into Google “quiet enjoyment (Your state here)” and see what pops up.
In these scenarios we always provide the same notices to all tenants in the building so that no one can claim we are unfairly treating one party versus the other. We're in a tough time right now regarding evictions throughout the country, so you may just need to bear with it until you have more leverage on your side.
