Property Management Requirements

Joseph Aceves
Posted

Do I need a real estate license to manage a 22 unit complex owned by my parents in California?

To be clear, I've already been managing the property and have only recently heard that a real estate license may be required. I just want to cover my bases and make sure I'm not in any legal troubles here.

Any and all feedback is appreciated.

All the best, Joe

Hey @Joseph Aceves, in CT you also need a license, but as @Nathan Gesner and @Drew Sygit mentioned, there may be state specific exceptions. For example, in Connecticut, someone who lives at the property and is an an employee of the management company can perform limited property management duties at that specific property.

I've not seen any state that will allow you to lease out units without a real estate license.
