Renting out extra space in my house

My new house has extra space in the basement which is not an actual basement because it is more like first floor.

has anybody turned a space into an office? What does an office need? Would it be better to rent it out as storage space? Or living space like a bedroom? 

This is where i will have my office space, for me. I know if i am renting it out, i will probably need certain stuff.
