Fence cost sharing in Austin Texas.

I am new to investing in real estate and recently closed a Tx in Austin area. Fence on all 3 sides are in pretty bad shape (although not hazardous as yet). The issue is that I am open to replace the fence but none of the 3 neighbors are willing to share the cost. My new tenant claims its hazardous but I guess its not there yet. What are my options here? I am more than willing to put my share to replace it.

  • Landowner in Texas has no legal obligation to share in costs or future maintenance of fence built by neighbor, unless there was prior agreement to do so. That being said fence cost can get costly so start sweet talking your neighbors ... even if you get one out of the 3 to budge it will help. In the I have offered 60/40 or 75/25 just to offset some of the cost. You don't want the tenant using the fence to not pay rent or be a good tenant.
