How should i introduce myself as the the owner

Hello BP I would appreciate some advice. I close on my first 6 unit tomorrow. I've went back and forth with deciding should i hire a property manager or self perform. I chose the latter for a few reasons.  The property is fully occupied with very low maintenance. I feel that if i need to, I can always hire a pm if things get to complicated.  I will be using rent redi for rent collections etc.... The app seems to be very popular and the setup has been quite easy. 


I have somone to act as pm but their also green and collectively we are learning as much as we can.  

How should they introduce themselves?

What are some do's and don't?

Any advice will be more then appreciated.  Thanks

If the individual is not a property manager, don't lie and pretend they are. You can manage as an owner and keep things professional if you start out right and maintain it.

Introduce yourself as the owner. Provide the renter with payment and communication instructions. I recommend you require all communication via email or text so it's in writing, and limit phone calls to true emergencies that require an immediate response.

Visits to the property should be scheduled. If you are visiting and the tenant brings up maintenance or requests for improvements, ask them to email them later for consideration. In-person communication is difficult, even for experienced Landlords, and you want to avoid getting "bullied" into something you didn't want to do. If the request comes via email, it's easier to reject without upsetting anyone.

Learn the law. There is a good book in the BP library about how to manage rentals. Or you could buy my personal favorite, Every Landlord's Legal Guide by NOLO. It is packed with practical information, updated annually, and includes your state-specific laws.
