First time Landlord, best place to find lease agreements for NY?

Hello all! I’m finishing up a rehab on a live in flip here in Rochester, New York. I’m looking for some insight as to where most people grab a template lease agreement? I know they are state specific and that 99% of landlords aren’t writing out their own leases! Where have you found to be a great resource for obtaining a quality document and what would some suggestions be for including in the agreement to help clearly define what should be allowed and what shouldn’t in your experience?  I'd go the attorney route.  You can talk to a human about what is important to you in a lease, and then you will have that template going forward, and a contact that can help you with more complex issues.
