Need to buy a new a/c. price and size thoughts?

Tenant says won’t get below 78 in bedroom. It’s near end of cooling season but need to replace it. Low on Freon and has leak. 15 years old. 

They quoted me $7,000 for a 3 ton w heat pump. That’s insane!

2 story town home w 2 units. 1975 sq feet. 

I don’t think I’ll do the heat pump for the rental. I may sell it in a year anyway. 

Any thoughts on appropriate size and why it should cost?  I was expecting kore around $5,200 or so.
