real estate location for 1031 exchange

Hi, We own property in santa monica california that we have owned forever and with the strict rent control laws and not being landlord friendly, we are thinking of doing a 1031 exchange. Anyone gone through this and their thoughts on where to do the 1031 exchange would be much appreciated.
