Hello! Looking to Expand to Rentals in San Antonio, TX

Hey BP!

Been stalking the forums for the past few months after getting serious about real estate. I work as an engineer in Austin full time and fix and flip on the side with my two partners. I'm not trying to become a millionaire thru real estate, just enough to get 40hrs of my life back from the corporate world. 

We've been doing fix and flips and wanted to move into rentals. We typically finance all of our flips ourselves so we've never had to worry about lenders before; now that we want to get into rentals, the lending portion is the biggest hurdle. We can still use the same formula for finding properties and rehabbing them, but we'd like to get some money out through financing. 

I was hoping to work with someone local instead of a big bank to build a relationship, but the credit unions I reached out to weren't lending on rentals. Am I overestimating the need for them to be local to build a relationship? 

Any tips on rentals appreciated as well!
