Getting rid of old tenants

Under contract on a new rental property (duplex), both sides are on month to month leases currently. Looking to house hack and want to get rid of 1 tenant (they aren't following the guidelines of the current lease anyway). Just seeing if anyone has any advice on this. I'm planning on sending them a letter letting them know that their lease is not being renewed and that they need to find new residence. If anyone has been in this situation before and can lend some advice I'd appreciate it!
