Security Deposit Questions

Clifton Ho
Posted

Hi - I have a bit of a complicated tenant situation. I rented my house out to four roommates who all signed one lease. After sending them the security deposit deduction form; they balked at some of the items claiming they were not responsible. One of the items is for a large crack on the stovetop and there is a crack down the middle for both of the refrigerator interior drawers. Out of the four tenants, two have lived at the house for the entire duration of the three years they have been renting from me, and two recently moved in a year ago. They are denying these charges as two of them claim they had nothing to do with the stove top crack and it was like that when they moved in. However, it must have happened sometime. Would those items hold up in court if it came down to it?
