Zoning Due Dilligence Company?

Hello All!  I'm new to the forums but have been a listener for several months now.  I'm currently a a land use planner with a municipality and am doing a little research regarding a potential business idea.

My questions is, how many of you are currently paying for a full zoning/land use due dilligence report for investment properties?  And would you consider it at the right price point if you aren't currently doing so?

I have several years of experience in land use planning and am curious what the marketability would be for a small firm catered towards zoning analysis for investment properties, especially from individual/ "mom and pop" type investors.


In my experience, many people do not spend enough time and analysis on due dilligence.  Zoning codes and application can be very confusing and has the potential for a huge impact on a property's potential.

Reports would include a zoning analysis, municipal compliance reports, special permits, development standards, legal non-forming statuses, parking requirements, rezoning/subdivision potential, etc.

In your opinion, woukd a service like that be of value to you as investors?  Thanks a ton!
