Property Management - New Clients

I've recently started a property management company. I've worked in the industry for years and simply love the management side of real estate. So after rigorous planning, networking and continuous study, the time finally came for my doors to open. Being in business for a few months without the backing of a large corporate company, I have found it somewhat difficult getting new clients. There is a marketing plan in place but I'm not really seeing any results. Can some of you share how your current PM company obtained your business?
