When to Exterior Paint Your Rental?

I have a rental that is now 12 years old. It rents fairly fast. It's a HOA neighborhood and one of the neighbors has a company that is offering a good price if they can get 5 homes.
I need to first check out who this painter is, but if they are good and it's a good price should I do it? It will eventually need painting and we have set aside money for something like this for that property, however, can't decide if I should wait another 5 years or go ahead and do it now.
