Can we terminate lease?

Hello,

Needing some guidance and advice. On August 15th, we signed a lease with a new tenant. She was to move in on August 22nd and pay rent for the end of the month. On September 6th she was to pay full month's rent and security deposit. No payment had been received yet. On Sept 3rd we find out that she had not moved in yet and that the property was broken into. She stated she will not move in until everything is fixed. Now we find out she has covid and is in the hospital, probably for another month she thinks. So no rent payments, or deposit have been made. Can we just terminate this lease? She doesn't even have a copy of the lease. We are in WA state.
