RAW Real Lands Investment

Hello BPers & BP PROs

Along with my partner we need you valuable advice for raw lands investments in all states, as we are thinking to put some of our investment efforts in this type of investments, by buying big pieces of lands (1 to 100 acres) from Counties, or wholesalers, then sell them on CD, zone then sell or wholesaling depending on each opportunity situation.

We know some sites who specialize in lands like land Geek, & Land Modo, where it is a good place to start, but our concerns and questions that we need your help & guidance are:

1. What is the best way to prioritize the Counties by efficiency of selling and buying lands, in other words which counties we shall focus on in the start, that have good stream of supply & demand of lands?

2. What is the optimum criteria to evaluate the price of raw lands per state/county, for buying price & for selling price accordingly ?

3. What is the best selling strategy for lands upon experience, is it CD or wholesaling, or zoning (if possible) then selling ?

4. What is the most efficient selling strategy for lands upon experience & how to keep the Time to Sell short ?

5.  How to calculate the cost structure for land deals ? as it is different than normal RE in type of costs, & price evaluation

The below questions are also of our concern but lower in priority

6. Shall we look on FLUM - Future Land Use Map & Utilities Map from counties, knowing that those are raw land, so this information will have a value in evaluating land selling price ?

7. For Deals stream are the 2 websites mentioned above (Land Geek & Land Modo) are the best in market for raw lands, or there are other big players known ?

8. In land evaluation & its buying price evaluation, does flood plain & FEMA 100yr map has an important role for evaluation & decision criteria ?

9. What is the best way to communicate with remote Counties that are still not online friendly, to get information on Zoning, FLUM, tax sales, ...?
