Taking over leases- first rental

Hi all! 

I'm just put an offer in on my first rental. A duplex that is fully occupied. Still trying to narrow down the laws here in Ohio as far as taking over the current leases. I need to occupy the house since I'm going with an FHA loan. Still clarifying lease terms with the current owner as to what the leases currently entail. I would like to keep one tenant but one will have to leave so that I can take residence. Specifically curious right now as to how the security deposit works. Does the current owner have to return the deposit to the tenants and I collect a new deposit? Or does the current owner just transfer the deposits over to me? Any help is appreciated since this is my first venture into real estate!
