Divorcing. Stay on mortgage until Ex refinances, then xfer title

I offered to stay on the mortgage (only my name now), while ex gets ready to refinance or sell.  Current tenant is a PITA and I think they'll take advantage of the no eviction mandates if they sense an issue (my ex'es plan to sell).  I want to get out of this property ASAP but it will take time to finalize.  

How can I smoothly transition the management of the property to ex while finalizing the divorce, without highlighting to the tenant and ex know about the various issues and risks?  I really don't want ex to stop progress once they find out the realities of managing a property (since I've done all the work til now).  


Also, what can I do to protect myself while ex manages the property while the divorce is finalized, and through the time she sells/refinances?
