Anyone Renting per bedroom??

Hello BP team,

Does anyone here rent per bedroom ? Do you have tenants pay for water , electricity, wifi etc ? How do you convince tenants to stay at your home instead of others (besides your price point ). Who takes care of the lawn ? Shovels the snow , etc . Any tips to keep the peace between the tenants and have maximum occupancy would be great !
