Monthly vs Annual renewal during covid?
Would a month to month lease make it easier to get new tenants into a property if current tenants stop paying? This is specifically related to covid, moratorium on evictions, and sheriff’s offices not enforcing evictions in many (all?) places.
This is for an annual lease renewal and the tenants have been great so far.

In Florida it might. You can issue a notice of non renewal before the 15th and require the tenant to vacate by the end of the month. Then file for possession. I don't see either the state moratorium or the CDC one preventing this, but have no idea what the courts and Sheriffs are actually doing.
Our leases default to MTM after a year. Never believed as mobile as our society is, we should expect tenants to only have one window a year to relocate. Further, I see it in both of our collective interests to provide for a quick divorce if either party is not satisfied.
If it wasn't for issues with sales tax on short leases, I'd consider only doing MTM.
