Home warranty saved me

A few years ago I inherited a property that was about 350 miles away and a state over in Arizona. The house was rented at the time I inherited it. Being too far to take care of any small issues and not knowing any repair companies in the area I figured I needed to do something in case something happened maintenance wise. When I restructured the lease for the tennants instead of property management cost I used that money to purchase a home warranty. The house was built in 1998 and still has origin appliances. Good thing is this last week the fridge went out. The service call fee was $75.00. They diagnosed the fridge was too old to fix. The warranty company covered the cost of a new one. The fridge they sent to match would have been $1700.00 plus shipping and installation.  On one call along saved me 1600.00+.  For not knowing the area at really saved me time from not having to call every place on Google or Yelp. One call to the warranty company and they dispatched and handle the repairs from that point. It again saved me money since I haven't had it long enough to save for any cap ex. I don't know hope many other landlords have home warranties. Hopefully this may help someone or and advice also would be great. I'm hoping to keep the warranty to keep replacing appliances since they are 20+ years old. The roof and A/C are covered also especially in the 100+ degree heat only a matter of time before they need replacing also.
