Airbnb investment in Mesa, AZ

Hi everyone, I'm new to the site, and I have a question about an investment opportunity. The property is a duplex.The seller was using one unit as an Airbnb before Covid-19 started. When she was doing this, the long-term lease combined with the Airbnb income grossed her about $5,000 per month. She has since been renting both units out on a 1 year lease and is grossing just $2,400 a month. My question is what is the likelihood of being able to go back to using it as an Airbnb? I've never used them before so I'm not sure how badly this industry has been affected by Covid. Thanks!
