Hello everyone! I've so far put offers on 2 properties and have lost out on both. I'm being extremely sting and aggressive on price. So this is the latest deal I've found....

Side by side duplex, asking price of $149,999

Monthly rent of $800 per unit. Each unit is 2bd, 1bth, 1 car garge and a lower level family room

Pre-approved at 3.85% for 30 yrs

Property tax is $2,000 per year and I estimate insurance at $1,200 per year

There is a $330 quarterly HOA that covers the pool, lawn care and tennis.
