New Jersey tenant not living in property

Hi everyone, i owner occupy a duplex and I have a tenant that’s on a month to month lease. I gave them a 60 day notice at the end of June which would mean the lease ends on August 31st. The tenant agreed to it and acknowledged they received it, come August they did not pay the rent and would not communicate at all and have not been at the property other than stopping by to grab stuff and leaving 10 mins later (going almost a week at a time without being here) so I notified them that I will be doing an inspection. I did the inspection and found the apartment to be trashed, cigarette butts everywhere, 100s of containers and packaging from multiple drugs, a bunch of methadone containers with both the tenants name and his girlfriends name on them, gas stove was left on and trash and food is all over the apartment and covering electrical outlets. I served them a 3 day notice to quit and the tenant said his lawyer will contact me and he is claiming he was in the hospital for heat exhaustion from the apartment being 100 degrees (he has 2 air conditioners). What are my options here? Am I going to have to wait months because of COVID? Being that I live in the house as an owner I feel unsafe with the upstairs apartment being in this condition and the smells from upstairs are coming down into the 1st floor. Any help is greatly appreciated
