Hey I'm not a new investor but new to WI. I have a commercial tenant that hasn't paid Aug rent. They have a 1 yr lease. Do I do the 5- day notice first? Is it the same form as a residential?

Does anyone have a copy or a link to the form?

It's only $500. She said she was "too busy"

Residential landlord tenant law does not apply for commercial leases! On a commercial lease you can basically just change th locks. However, my recommendation is to work with the tenant, maybe set up automtic payment.
