Portfolio Loan Requirements

Hey there BP Community!

I have recently took an interest in portfolio loan requirements in general. I've read a few articles recently about what portfolio lenders review before they approve a transaction. DSCR, LTV, and the relationship with the bank seem to be very important at each bank but I just wanted to see if anyone had any past experiences with portfolio lenders that could give some insight in how they view a deal and what they are looking for.

I understand that every portfolio lender has their own process for review and underwriting, but I am hoping I can learn from BP members past experiences. My LLC has had success with portfolio loans over the past few months, but I would really like to ensure that I present the best case with each transaction. Any help with this topic would be greatly appreciated. Thank you for your time! :)
