Lead Paint Removal & Radon Testing
I have a property that I plan on renting when finished rehabbing in Baltimore, MD that has lead paint (I had it tested with an XRF gun). Only a few places came up hot and most were easily removable (remove and replace doors, etc.). The only area I am unsure about is the risers and stringers on the stairs. It is hot on the underside and top as well. I was told that I could just encapsulate the lead paint on the underside with 20 year Sheetrock but am unsure as to how to go about removing the lead paint on the risers and stringers on the top side of the stairs.
Also I normally get my rentals tested for radon if the basement is finished and livable. I have a couple of rentals that have unfinished basements. Should I get these tested as well? Radon testing doesn't get much press so I was curious about it.
