Unauthorized Pet - What should I do?

Hi BP Community, 

I have a tenant that currently has a cat that is allowed per the lease for a one time non refundable fee and monthly pet rent. They asked about getting an additional pet which I allowed for an additional fee. They said they are thinking about it. I noticed that they now have an additional pet. My lease allows me to charge $200 for each violation month. I dont know exactly when they got it but I assume June. What should my action be? 

1) Try to see if any of the neighbors would tell on them and give me more details on when they acquired the additional pet? Based on that charge $200 per month and then going forward charge an additional monthly pet rent?

2) Assume its june, charge for 2 violation months and then an additional monthly pet fee?

3) Show them that I could charge them $200 per month but give them a reduced rate or a complete break for a show of good faith as not to risk breaking the lease during COVID? Was not easy to find renters

4) Do nothing
