Thanks John, i like this idea a lot. It's easy for me to integrate it into my current property and manage it at once. Why not make a few hundred dollars a month extra if they cover repairs and so on. 

Nextdoor neighbor rehabbed the property and added a level. It's now a 4 unit 1 bedroom building. They had it sitting for almost a year and a half with no work and not being advertised for rent. They are now looking at putting it on the market for rent. They asked me for help in figuring out the price point and so on. 

Are there any drawbacks to sharing info on the market with them? 

Anything else to keep in mind?

We share a back yard and i really want them to get good tenants so that we don't have any conflicts or issues.

i have a tenant that moved in over the summer and have exaggerated and complained about insects (millipedes). We have sent pest control 4 times already and they now request a spraying every 2 weeks. None of the other units in the building complain, when I offered to spray the other units the tenants decline saying it's unnecessary. The building was fully renovated 3 years ago and has been fully occupied since. We don't have any pest issues and the pest company stated to me over the phone that there is no infestation it's just the normal insects here and there. The pest company sprays for free between quarterly sprayings but each quarter it's $100. My cash flow is very low on the property and i watch my costs to the cent. Should i warn the tenants that this is the last free spraying? What course of action should I take?

Fully understand and agree with all the comments regarding changing the filter myself and going in to inspect. The question now is should I do anything as far as hiring someone to do cleaning/inspection given it ran for a year without new filters? 

additionally, can I charge a fee the fact that they didn't follow the lease requirement? If yes how much is fair?

Lease requires monthly change of Air filter. I send reminders. I know i should just do it myself but I'm far from my units. I realized the tenant never changed the filter, i still have security deposit. Should I charge for an HVAC Inspection? Cleaning? Can I charge more for assumed (above and beyond) wear and tear? 

anything else i should consider? 

im also worried about bringing someone out and them not being straightforward and fabricating an issue to cash in. HVAC system is 2 years old.

not really answering your question, but i have new builds also with garbage disposals - what has worked for me is making sure they all have strainer baskets so that tenants dont toss any and every thing down the drain - this has lowered my replacement/repair costs by a large amount and each little basket is about 5$ for a good metal one.

oh and yes, buy good disposals - like the 5 year ones...  will cost maybe $20 more but should also help cut down on problems. 

 Thanks Mary, so you keep the garbage disposal but add a basket strainer effectively eliminated the option of having something go down the drain into the disposal

So this sounds like an exercise in poor communication.

Did you simply tell him to take out the garbage disposal? He may believe that you implied that he should leave an empty hole at the bottom of the sink. No, of course he can't do that, and yes, it is against code. He'll have to install a basket strainer and redo the drainage plumbing. This will cost money and require parts.

also he claims without it the drain will be clogged in a few months and that it could also clog the building drain. How true is that?

Yea he's saying not having one ona kitchen sink is against code and that the drain would be clogged inna few months or it will clog the whole building. 

Garbage disposals.are just notoriously low reliability. This property is 1 year old. I just don't want to have a recurring expense. 

how much would it cost approx for the basket strainer and redoing the drainage plumbing?
