Rental Room Size - Chicago

Hey Chicago landlords. I'm listing a unit in Logan Square which has two bedrooms and another potential bedroom. I'm not sure whether to list the third bedroom as an office/den or a bedroom - it's about 50 sq. ft, and has a large closet. It was included as a bedroom in the appraisal, but I think listing it as a third bedroom in a rental ad would be misleading. Is there a rule of thumb on something like this?

@Alex Ferraro - 50 SF is too small.  My advice would be to call it an office or nursery depending on who you think your prospective tenants are.  There's no harm in calling it a bedroom, but I'd be extremely upfront about it otherwise it's just misleading as you said.

I did a quick google search and seems like most sites say min size is 70 SF.

Here is a blog from @Mark Ainley company GC.   That says 70 SF for section 8.
