Rent Out Upstairs In My House

We have 2 large bedrooms upstairs in our house with a full bathroom. We are thinking about renting out that section of the house to good tenant. We live in a neighborhood with an HOA. We are thinking about installing a small kitchen w/ laundry in one of the 2 rooms and renting out the entire upstairs...yalls thoughts?
