I want to learn the laws in real estate/rental properties management. For example: what can a tenant sue you over and what can't not be. How can I achieve the goal? And will a real estate certification fullfill that?

There is no one set of laws that you can just memorize and know. Of course you can familiarize yourself with federal Fair Housing laws, but you would also need to know the laws of the jurisdiction(s) in which you're investing. Best practices depend on your business model and are learned over time through experience. What is a best practice for us as a third party mid-size management company operating in Northeast Ohio and focusing on SFRs and small multi-family properties might not work at all for a self-managing investor who owns a large apartment building in Florida, for example.

Becoming a licensed real estate agent will not bestow upon you everything you'll need to know, but it will outline most of what you need to fulfill your duties to your clients. If you don't plan on having clients, don't bother getting licensed.
