Starting and curious how I should be analyzing

Hi everyone. I'm looking to start with a multi-unit property, 4 or fewer units. I've run the Rental Calculator a handful of times, curious if I'm doing this right. For example, on this property, it's showing me a -10.5% CoC ROI. If you were looking at this property, what numbers can be fine tuned in what ways to eek it more towards positive CoC ROI? Just trying to learn some tips on how your brains work. :)
