Question Regarding Sub-Leasing Strategy

Our market is a pretty expensive rental market in Baltimore. My partner and I are looking to lease and sub-lease homes to single students and teachers in our area. We are working on our strategy now, and I was wondering if anyone has done something similar to this in the past or if anyone know someone who has. Also, if properly vetted and rents were guaranteed how do I make this proposal attractive to real estate investors in order to get them to let us Sub-lease their homes.
