First Rental Property

Hello everyone, 

I am still pretty new to BiggerPockets and am thankful for how nice this community is. My dad and I are currently trying to buy our first rental property. The reason we are wanting to do it together is that I want him to retire early and I am hoping him seeing what rei can do for him and will make him more excited about it. I have been studying, learning, and attending seminars for the last few years. I also am getting my real estate license right now and will be working in La Quinta, CA. My question is, is there anything anyone recommends to us as first-time rental buyers. I have been analyzing a few deals a day with the BiggerPockets calculator and I know the market we are planning on buying in because we vacation there a lot. Thanks!
