Tenant Agreement Prior to Closing?
Hi everyone, first post! Thanks for the community, I guess I skipped the intro. I've been in the background just using the calculators, but finally in need of some real-time wisdom. We are two weeks into a contract on a duplex south of Chicago (Kankakee County) and we JUST found out seller has had an agreement with a property manager for all the (full) furnishings of one leased unit, plus landscaping and more (unknown costs disheartening). The tenant wants to negotiate them staying after we close, but we're confident we need to insist on an agreement prior to closing or else we need it vacant.
I have been trying to find an attorney who can advise what steps should be taken, and what that pre-closing agreement should/could look like. The tenant is on a month-to-month with the seller with a 15-day move out notice. Anyone willing to share some much needed advice?
