Quit or stay and renew/increase in essex county nj
Hi,
I've seen most management's when they send rent renewal letters it's a quit or renew letter,
I was wondering if in the state of New Jersey (essex county) are you supposed to write the quit or eenew/increase or can you just write a renewal/increase letter and check off if you want to renew or else check of that you will move out

Sort of understand what you are asking, I think ....
NJ requires a landlord to offer the tenant to renew the lease. Other than rent-controlled areas or other local stipulations (I think usually for apartment complexes), you can offer your own new terms. So, however you wish to phrase it and give them their options to check a box is up to you. But, my understanding is Under NJ law, landlords have to offer the tenant to renew lease and you can change/update the terms. For example, if you want them out, offer a renewal with hefty rent increase (as legally allowed for your locality)
