Vacancy rate in southern New Jersey

Hi everyone, I am interested in investing in southern New Jersey. Particularly Egg harbour township/pleasantville area. I would like to know if any of you had any idea what the vacancy rate and appreciation is over there? Any information is greatly appreciated.
