Raising Rent during Covid-19

I have a lease expiring August 31, 2020, it then turns into month to month unless a new lease is signed. I essentially want the tenant out for numerous reasons, but with the Massachusetts Eviction Moratorium there is to be no evictions, notices to quit, tenant non-renewals ETC.

I have not read anything about rent increases during these times, is this something that is allowed? I am essentially hoping to draft a new lease, raise the rent, and the tenant does not accept the increase and moves out at the end of the lease.


Any insight here?
