Rental Property Package

My husband and I own 16 rental units, 15 of them are are one block in the Pine Hills neighborhood in Albany NY. 13 of them are in a LLC, the other three are on one mortgage.

We are about to refinance the two loans (13 buildings) (3 buildings), our appraisal just came back and we are thinking about selling part of the package that contain the 13. I can't figure out the math to find out what it would do to our mortgage payment and what we could walk away with. Does anyone have a secret math equation?
