Good Morning bigger pockets!

I have started my journey and close soon on my first rental property. We bought it long distance. (In Houston) 

we have a few small items that will need to be fixed and looking for those who work with any handyman that they would recommend. 

If you have a lease that you use, I would really appreciate if i could look at an example.
