What's Been Your Biggest Mistake Landlords?

If you could start all over what would you do differently as a landlord? We are in the process of getting our credit line approved so that my partner and I can purchase our first rental. We are looking to invest in the central Arkansas area. We are thinking of investing locally within 80 miles of my living area. Any advice from what to look for when purchasing and being a landlord would be appreciated. I have been wholesaling full time for about 20 months and my partner owns a mortgage company and has between 50 and 100 homes owner financed to customers.
