Furnished Short term- Seasonal Rentals

hose that have furnished rentals in areas that get seasonal business, what do you do for rental/guest agreements? I just listed my rental property on airbnb in June and it has gotten consistent bookings but we want month long minimums come Snowbird season. I am not sure AIrbnb is the best route. Would love to hear how others market their STR's and what rental/guest agreement you use if not through Airbnb, HomeAway, VRBO, etc... Also, what do I need to know about rentals lasting more than 28 days (legally).
